Before bringing a pet to Pecan MH Park, please note the following requirements:

Pet Registration & Fees

A non-refundable pet fee of $150 is required per pet.

A monthly pet fee of $10 applies for the first pet and $15 for the second pet.

A maximum of two pets is allowed per household.

Vaccination records may be requested to ensure all pets are up to date on required vaccinations.

A Pet Agreement Form must be completed and submitted to the office.

Pet fees can be paid online via the resident portal.

Report Pet Disturbances Anonymously

If you notice a loose pet or an animal causing a disturbance, please report it to the office.

All reports will remain anonymous.

Pet Privileges & Community Spaces

We welcome pets in our community and provide designated areas for their enjoyment!

• Leashed Walks: Pets are allowed in all public areas, as long as they are on a leash and under the owner's control.

• Pet Park: Our enclosed pet park offers a safe space where pets can roam and play freely off-leash.

• Clean Environment: To keep our community enjoyable for everyone, pet waste must be cleaned up immediately. Residents may report unattended pet waste to the office for further action.

Pet Policy

• Pets must be kept on a leash in shared areas

Owners must clean up after their pets immediately

Be mindful of noise and adhere to breed/size restrictions.

Prohibited Breeds & Weight Limits

Restricted Breeds: Pit Bulls, Chows, and Rottweilers

Weight Limit: Each pet must weigh 25 lbs or less at full maturity

Pet Conduct & Violations

Pets may be removed for:

- Public nuisance behavior (excessive barking, destruction, etc.).

- Three documented violations of pet policies.

- Aggressive behavior toward people or other animals.

- Unregistered pets or missing updated vaccination records.

- Failure to clean up pet waste.

Service Animals & Emotional Support Animals (ESAs)

We fully comply with laws regarding service animals and ESAs.

• Service Animals:
 Fully permitted in compliance with all applicable laws. As allowed by law, we may ask if the animal is required due to a disability and what tasks it has been trained to perform.

• Emotional Support Animals (ESAs): Allowed under the Fair Housing Act. A letter from a licensed healthcare provider may be required to confirm the need for the ESA.

Owner Responsibility & Liability

Pet owners are fully responsible for any injuries or damages caused by their pets.

If a pet is found to be aggressive or poses a safety concern, management reserves the right to require immediate removal. 

Repeated complaints from neighbors may result in fines or required corrective action.

Pet Vaccinations

All pets must be registered with proof of vaccination.

This ensures the safety of all residents and pets in the community.

Pet Housing & Containment

Pets cannot be left unattended outside or tied up outside the home.

No outdoor pet enclosures, fences, or kennels are allowed.

Pet Fines & Violations

These fines have been implemented in response to community concerns and are designed to deter violations. No warnings will be given prior to fines, as all residents are expected to be familiar with the community rules outlined in their lease agreement.

Residents are encouraged to report any pet-related concerns to the office. All reports will remain anonymous.

Non-Payment Consequences

Failure to pay pet fines or registration fees may result in management requiring the removal of the pet from the home.

Continued non-compliance may lead to further lease violations or additional penalties.

Reporting

Violations can be reported by residents or identified through management inspections.

Residents are encouraged to report any violations, and all reports will remain anonymous with proper documentation maintained.

No Warning Policy

All residents are responsible for understanding and following community pet policies.

Immediate fines will be issued for violations without prior notice.

Enforcement

Residents who fail to comply with pet policies may face immediate fines.

Repeated violations, such as unregistered or unattended pets, may result in the permanent removal of the pet from the community.
